If you watched last week’s home tour, you already know I like to break down more than just the pretty kitchen and square footage.

For military families PCSing to Hampton Roads, the real question is not just, “Do I like the house?”

Does this home, this neighborhood, this commute, and this lifestyle actually work for my family?

This week, we are looking at Brandermill in Chesapeake, Virginia — an established neighborhood in the Hickory area where buyers may find larger homes, mature trees, no HOA, and a very different lifestyle trade-off than many newer communities.

The featured home in this tour is around the $600,000 price range, with nearly 2,800 square feet, four bedrooms, two and a half baths, a corner cul-de-sac lot, and no HOA.

And that is why Brandermill deserves a closer look.

The PCS Mistake: Only Looking at Distance from Base

Naval Medical Center Portsmouth

Naval Medical Center Portsmouth is the closest of the three highlighted installations.

Off-peak, it is about 24 minutes and roughly 15 miles.

During rush hour, plan closer to 40–45 minutes.

The Hidden Step Most Buyers Skip

Before choosing Brandermill, or any Hampton Roads neighborhood, test the commute.

Do not check the map once in the middle of the day and assume that is your real drive.

Use Waze or Google Maps during the actual time you would leave for base. Then test the return trip during the time you would normally come home.

Also, route to the actual gate or installation entrance, not just the general base address.

That one step can save you from buying a house you love in a location that wears your family down every weekday.

Everyday Life Near Brandermill

Brandermill sits between Mount Pleasant Road, Hanbury Road, and Route 168, which gives you access in several directions.

The Chesapeake Expressway corridor is nearby and can be part of the daily route conversation, especially for buyers comparing access points through Chesapeake.

The Hanbury Road corridor is about five minutes away and has daily essentials like groceries, restaurants, gas, and pharmacies.

Greenbrier West is about 13 minutes away.

The larger Greenbrier corridor and Greenbrier Mall are about 16–17 minutes away.

Great Bridge is also nearby, offering more of a local, small-town feel with restaurants, coffee shops, and community charm.

That matters because military families are not just choosing a commute.

You are choosing where you grocery shop, where your kids settle in, where you grab dinner, and what your life feels like after work.

Naval Station Norfolk

Brandermill can work for Norfolk families, but rush hour and tunnel traffic need to be part of the planning.

NAS Oceana

This is a longer Chesapeake-to-Virginia Beach commute. Some families accept that trade-off for more space, Hickory schools, and no HOA.

Dam Neck Annex

Dam Neck families should test the route carefully, especially during morning and evening commute windows.

Joint Expeditionary Base Little Creek–Fort Story

Brandermill is not usually the closest match for Little Creek–Fort Story. It may still appeal to families who prioritize Chesapeake schools and space, but the commute needs to be tested honestly.
